Bend Home Sales | An Adjusting Market?

Bend has been booming for a long time and growth can still be seen everywhere. Home sales are seeing a slight decline when you compare the first six months of 2005 to the first six months of 2006. Pricing is still on the rise but days on market and the number of sales have slowed. Has Bend become a BUYER’s Market? Time will tell but for now it appears that the market is simply adjusting to a normal pace rather than the frenzy we have seen over the last couple years.

Let’s look at the numbers from January to June in 2005 there were 1,246 sales and during the same time in 2006 there were 1,146. 100 sales less in 2006 could this be the hard winter we had or is this a trend? The median sales amount is still showing an increase from $258,000 in 2005 to $343,950 in 2006 yet the average days on market is only up 3 days in 2006 at 128 days.
