Buying a Sunriver Home

Buying a home in a resort is often a lot more complicated that it appears.  Most agents that are based in the resort will often know more about how the resort works than those that do not.  Finding an agent that says they work in the Sunriver market and finding one that truly does are often 2 different things.

Sunriver is a destination resort and it brings a lot of visitors.  Agents in Sunriver are familiar with many of the restrictions of certain areas, the building codes and what can or can not be done with a property.  Often times a buyer comes into the resort with an agent that is only seeing the opportunity to sell a great house.  They do not know the “tricks of the trade.” 

There are standard inspections in Sunriver that are not asked for outside of the resort.  Sunriver has a very active and compliant  Community Development Department.  Many improvements must be cleared with them, if you choose the wrong agent they may not know what the issues could be.

There are setbacks, landscape issues, rental and non-rental areas that a lot of agents are not familiar with.  There is a misconception that all houses have to be on a rental program or that they all can.  This is incorrect.

Single family homes are abundant in Sunriver and prices are not nearly as high as some think. Below is an quick breakdown of the market as of today of single family homes - note that condos, shared interests and the likes are not included.
