The Big Deschutes River is navigational by motor boat, it is the widest and deepest of all 4 rivers in most places.  The Big Deschutes River has private and public land along it’s banks.  Many of the homes located on The Big Deschutes River are located on what is often called the high side of the river.  When purchasing a property on The Big Deschutes River there are several things to keep in mind.  The water quality, the type of sewer, river setbacks and if there is a dock is it an approved dock?

The Little Deschutes River joins The Big Deschutes River at Crosswater Golf Course.  Several beautiful homes are located on The Little Deschutes River, such as Vandevert Ranch, Crosswater on the upper end and for more affordable homes Lazy River South is one of the most well known.  The Little Deschutes River is not generally navigated with a power boat or even a drift boat for any distance.  The Little Deschutes River does tend to have trees down and areas that are unexpectedly shallow.  Most of the recreational activities you will find on The Little Deschutes River is tubing, rafting, fishing and swimming.

Fall River is a shallow river that is extremely beautiful.  The Fall River Fish Hatchery is located on this river along with the subdivision Fall River Estates.

Spring River runs into The Big Deschutes River at Sunriver.  Homes on Cooper Drive are located on Spring River.  There are several homes currently for sale on this road, prices are varied from the high $400,000 to over a million.

River Front Homes

Update – It’s NOW on The Market!!!

I had the joy of walking one of the most spectacular view properties in La Pine Oregon this week.  A fellow REALTOR^® asked if I would come take a look at his personal property and make sure that he was not thinking emotionally about pricing his property, to put it on the market.

Riverfront and Mountain Views

The Views are amazing, and you would be hard pressed to find a better view on the market today.  Standing on the deck and looking to the southwest you see, Mt. Bachelor, Broken Top and South Sister.  the view is from a small hill looking over the valley in which the Little Deschutes River runs giving you an unobstructed view for miles and miles.

Ok so the house needs some love, it has been the home of a single man who was perfectly happy with the 1980 something carpet, he is not much of a gourmet cook so the kitchen is functional but nothing to write home about.

The master bedroom, it is nice size with a Jacuzzi style tub that has it’s own hot water heater.  Dated but completely function able would  describe the master suite.  The living room, dining area and kitchen take in the views above.

Today we have two homes in La Pine that are in the NSP area. Remember that the NSP gives you 20% more buying power with no payment or interest until you refinance or sell the property.

These homes are the homes available as of 10/28/11 in the area that qualifies for NSP loans. If you are looking to purchase a home in La Pine or Redmond, you should consider the Neighborhood Stabilization Program!

The Bank Owned Home seems to be coming back into the market just as fall and winter hit. Now might be the best time for you to buy a home!

The Neighborhood Stabilization Program (NSP) is back for selected areas in both Redmond and La Pine, Oregon.   The NSP allows a buyer after going through a specific program a second loan on the purchase of a bank owned home.

In short the NSP program can give you the ability to finance about 99% of the purchase price of your new home.  There of course are specific guidelines but for the right buyer this is an awesome opportunity to have about 20% more buying power.

This Home is in The La Pine NSP Area and is Bank Owned

La Pine has been seeing an uptick in the real estate market for almost a year!  The reason has been the lack of bank owned homes in the La Pine real estate market.  As fall is approaching we are seeing a few bank owned homes sneaking into the market.

I am not saying the market is going back down quickly as the numbers are still holding steady… however, if the bank owned home starts to dominate the market again, prices will fall again.
