All of Central Oregon has homes priced at a point the buyer can see the value and feel like even if the market dips further they will have purchased at the right price. Finding these properties can sometimes be overwhelming, and hazy because there is so much inventory to choose from.

Bank owned properties in Central Oregon usually come with their own list of issues.  Bank owned properties are sold as is generally.  The buyer needs to be very careful, every property should have a home inspection prior to closing but with homes that are bank owned should be inspected even more.  Here in Central Oregon there are other issues that a local REALTOR® will be able to advise you of also.

When purchasing a bank owned property the buyer will not receive a Seller’s Property Disclosure, the bank knows nothing about the property.  HUD homes do have a property report available, but this should never be used in place of your own home inspection.

Bank owned properties can have hidden issues, with winter quickly approaching these properties have a chance of broken (frozen) pipes and more.

Your list of bank owned properties may hold your dream home, but remember there are other homes in these same price ranges that actually may give you a better home at a better price.

• Close the foundation vents around your home - this will keep your floors warmer protect your pipes and save you heating dollars.
• Check those seldom used windows - be sure they are closed and locked - I remember one year in February we discovered a window barely open in our spare bedroom.  Wonder how many dollars we threw out that window.
• Snow tires - many of us use a different tire in the summer and winter - check the tread and get them put on for those snowy and icy days.
• Pull out the snow shovels, gloves boots and like - you never know when you might need them.
• If you use a snowblower or tractor - get it tuned up.
• Put your Winter emergency kit into your car - we always keep an extra jacket, gloves, snacks and stuff like that in the car in case we are stuck in traffic or slide off the road we have a few comforts.
• Check batteries in your smoke alarms
• Check batteries in your flash lights - throw one in your car emergency kit
