There has been a lot of buzz about the real estate market in Bend Oregon because the  inventory is low and homes are selling. Bend has made national news in many forums as one of the improving markets and all.

The lower priced homes (under $200,000) are moving faster than other price ranges obviously, but what some buyers do not realize is how quickly some homes are moving.  It is not unusual for a well priced and cared for home under $200,000 to receive multiple offers.

Sadly, when I look at the listings in this price range that did not sell many of them had terrible photos and sometimes no photos.  We all know that the majority of our buyers start their search online and make their first choices of which homes they will view online.  This means good photos are a must.

Buyers that are educated in the market, know that if they want a top quality home in this price range they must react quickly to a new listing.  The offer must be fair and a win win for everyone.
