La Pine Is The Market Changing? Sellers You May Need to Take a Look at This.

With today being the first of the month, I took a few moments to look at what has really happened with listings in La Pine, Oregon.  The facts may be depressing for many, but it is what it is.

I was not looking for any specific areas or types of homes, I simply wanted to see if the buyers that have started to make REALTORS® phones ring are taking any action or are they doing what many of us call tire kicking.  My guess is they are doing some major tire kicking and looking at a lot of home before making any decision.  Why you might ask - here are the numbers for La Pine Oregon Home Sales for June and July, including frame built and manufactured with acreage and without.

As of August 1, 2007 at 10:30 a.m.

There are 412 homes for sale

There are 8 homes that are in escrow (there are more than that in escrow - but these went to contract in the time period we are talking about)

There are 2 homes with contingent offers during this same time period

And 2 homes SOLD - closed escrow in this time period….

If you are a seller and are getting frustrated with your home not selling these numbers should tell you something.  The reason your home is not selling may not be for the reasons you think.  There is a lot of inventory out there and the buyers are really taking their time to make any decision. 

The market is improving, but it will be a long and windy road before this inventory is dwindled down, and the prices come down.  If you are in a position that you need to sell there are two things I can say that may help your situation.

1.  Price - pricing is vital - you have competition out there you have to be priced right.  Not with what you want for the property but what you can get for the property.

2.  You have to be the best you can be.  Make everything sparkle and shine, you have to stand out from the rest.  If your home gets lost in the sea of listings you will not get an offer.  You really need to take  hard look at the little things.  Paint, clean, make your home better than anything else out there…

These two things will help you have a better chance of selling your home in a shorter period of time.  La Pine is a beautiful place and the right agent will make people understand the value of living here.  Be sure you list with a REALTOR® that believes in your area and your home.

    Good tips Thesa. Pricing right is always important but making it stand out by being in tip-top shape is just as important.
